Please note all professional fees listed below exclude VAT which will be charged on top of the price at +20%.

All work is carried out and/or supervised by the directors who are solicitor with a minimum of 14 years or 10 years Post Qualification Experience respectively.

 

Conveyancing Fees (Sale/Purchase)

Our fees for carrying out residential property work will vary depending on the transaction. Before we commence work on your transaction, we will provide you with an estimate of our legal fees to include all costs and disbursements that are associated with your sale and/or purchase.

Typically, our professional fees will range as follows: -

Sale/Purchase at a price up to £150,000.00

£750.00 plus VAT at 20%

Sale/Purchase at a price up to £250,000.00

£850.00 plus VAT at 20%

Sale/Purchase at a price up to £500,000.00

£950.00 plus VAT at 20%

Sale/Purchase at a price up to £750,000.00

£1250.00 plus VAT at 20%

Sale/Purchase at a price up to £1,000.000

£1500.00 plus VAT at 20%

Land Registration Fee

This amount is dependent upon the value of the property and the transaction. Prices range from £20.00 for property sales at £40,000.00 to £910.00 for property sales at £1,000,000.00

Stamp Duty Land Tax

The amount is dependent upon the value of the property and other factors concerning the buyer and/or the transaction. You can calculate the amount you will need to pay by using HMRC's website or if the property is located in Wales by using the Welsh Revenue Authority's website.

 

Our fee covers work from instructions up to completion of the sale/purchase and including any registration with Land Registry for purchase files.

How long will my house purchase take?

How long it will take from your offer being accepted until you can move in to your house will depend on a number of factors. The average process takes between 8-10 weeks.

It can be quicker or slower, depending on the parties in the chain. For example, if you are a first-time buyer, purchasing a new build property, it could take 8 weeks. However, if you are buying a leasehold property that requires an extension of the lease, this can take significantly longer, between 3-5 months. In such, a situation additional charges would apply.

Stages of the process

The precise stages involved in the purchase of a residential property vary according to the circumstances. As a guideline, please see below as a generic process

  • Take your instructions and give you initial advice
  • Check finances are in place to fund purchase and contact lender's solicitors if needed
  • Receive and advise on contract documents
  • Carry out searches
  • Obtain further planning documentation if required
  • Make any necessary enquiries of seller's solicitor
  • Give you advice on all documents and information received
  • Go through conditions of mortgage offer with you
  • Send final contract to you for signature
  • Agree completion date (date from which you own the property)
  • Exchange contracts and notify you that this has happened
  • Arrange for all monies needed to be received from lender and you
  • Complete purchase
  • Deal with payment of Stamp Duty/Land Tax
  • Deal with application for registration at Land Registry

 

Immigration
In country application (further leave to remain): from £1000.00 plus VAT at 20% plus UKVI fee and IHS Surcharge Fee

Out of country application: from £1250.00 plus UKVI fee plus IHS Surcharge Fee

Indefinite leave to remain application: from £1250.00 plus VAT at 20% plus UKVI fee. 

EU application: from £650.00 plus VAT at 20% plus UKVI fee. 

Naturalisation: from £850.00 plus VAT at 20% plus UKVI fee. 

Generally, out of country applications, the UKVI aims to process these within 120 working days. In country applications if there are under the points-based system, UKVI aims to process them within 8 weeks. Other applications, the standard processing times vary from 12 weeks to 6 months.

Our fees for all the above includes preparation and submission of the application per person and includes all work up to determination of the application. Any appeals or administrative review work of the decision would incur extra fees.

 

Wills Fees
Our fees start from £150.00 plus VAT of 20% dependent on nature of Will. 

Storage fee: £50.00 plus VAT of 20% per year for storage.

 

Probate Fees

Prices start from 1.0 % of the value of the estate but a fixed fee can be agreed beforehand depending on the circumstances of the probate.

On average, obtaining the grant of probate takes on average of 4-6 months. Thereafter, distribution can take on average 2-4 weeks but does not include any sale or transfer of properties.

 

Disbursements

Postage: varies dependent on type of postage

Inheritance Tax – this would be dependent upon the estate. Further information can be found at https://www.gov.uk/inheritance-tax

 

Lasting Power of Attorney (LPA)
Our fees start from £450.00 per LPA.

 

Disbursements:

£82.00 Office of Public Guardian fee per LPA.

Additional Work
 

Finally, and generally, if any matter requires any additional work, which has not been listed above or did not form part of the scope of instructions at the outset of a matter, any such work will usually be a fixed fee for any such additional work as agreed.
